Future Homes challenges FAM eviction notice in Civil Court

Future Homes Private Limited has filed a case in the Civil Court seeking to suspend an eviction notice issued by the Football Association of Maldives (FAM) requiring the company to vacate a building constructed on land near Maafannu Stadium.
The company is managed by former Maldives national football team midfielder Ibrahim Fazeel, also known as Oppo, who serves as its Managing Director.
Under an agreement signed in 2023 between Future Homes and the previous FAM administration, the association leased a 2,700-square-foot plot of land to the company for 25 years without rent.
A two-storey building was subsequently constructed on the site, which forms part of land allocated to FAM for football-related development.
FAM has previously stated that Future Homes had not vacated the premises despite repeated requests and recently warned that legal action would be taken.
In its court filing, Future Homes argued that the building was constructed in accordance with the agreement signed with FAM.
The company said the project was intended to clear waste and construction debris from the southern side of the football ground, maintain the area, and provide changing room facilities.
According to the filing, the rent-free lease formed part of the consideration for carrying out those works.
Future Homes also stated that the ground floor of the building is currently being used to store construction materials valued at approximately MVR 3 million until the project is completed.
It said the first floor was intended to be used as an event hall to generate income from the investment made in constructing the building, but the eviction notice was issued before the facility became operational.
The company further stated that it removed debris, rubble and construction waste from the site as part of its obligations under the agreement.
Future Homes has asked the Civil Court to declare that FAM's decision to terminate the agreement constitutes a breach of contract and that the company is entitled to seek compensation for losses resulting from the termination.
The company has also requested an interim injunction preventing FAM from enforcing the eviction notice until the court reaches a final decision in the case.
