Fahi Dhiriulhun Corporation (FDC) said on Thursday that the two housing projects in Hulhumale Phase II have been delayed beyond the scheduled finishing date. However, as planned, one of the towers will be occupied later this year, the company said.

The Amaan housing project is being implemented in two parts, as two projects. The projects are being implemented by two companies, India's NBCC and JMC, with loans from India's Exim Bank. Each of these projects will have 2,000 housing units.

  • 32 towers will be built

  • A total of 4,000 apartments; 2,000 apartments in JMC project and 2,000 apartments in NBCC project

  • The ground floor and first floor of each tower are reserved for commercial units

According to the FDC website, both the JMC and NBCC projects are expected to be completed next year. The FDC shared new dates after showing the progress of the projects to journalists on Thursday.

"The JMC project will be completed by the end of 2024. The NBCC project will be completed by early 2025... The JMC project is 35% complete. All the NBCC towers combined, 31% are completed," a company official said.

The official said the towers will be completed in phases and priority will now be given to completing the first phase which includes eight towers. He expected the eight towers to be completed by the end of this year.

Earlier, the FDC had estimated that the first eight towers would be completed by July.

According to the information shared by the FDC:

  • The practical work of all the towers is underway at various stages

  • The foundation work of all the towers has been completed

  • 10 storeys in about six towers have been completed

  • Structure work is entirely complete except for only one tower; the finishing work will be completed within the next few months.

The FDC on Thursday showed reporters a tower with three-bedroom apartments.

  • Living and dining rooms are each 21 feet by 12 feet

  • Master bedroom is 12 feet by 10 feet

  • Remaining two rooms are smaller, but there is not much difference in space

  • Each room has an ensuite bathroom

  • Each apartment has a balcony in the living room and a separate service balcony

The apartments will be handed over after the finishing work is completed. However, the FDC said the kitchen will not have a sink or kitchen set when the apartment is handed over. The reason, the company said, is to allow people to design the kitchen themselves.

The FDC said it will try to share the progress of the two-bedroom apartments next week.
